Overview

Teams upload lease contracts, check the extracted terms, confirm discount rates, then generate schedules and journal entries for period close. AI extracts about 25 fields from lease PDFs and scores its confidence, but people approve the accounting decisions. That can reduce manual data entry while keeping judgment with the finance team.

The portfolio dashboard covers real estate, vehicles, equipment, IT, machinery and furniture, with alerts for critical dates. The software also handles modifications, reassessments, indexation and terminations, preserving schedules before and after changes in the audit trail. This makes it more suited to recurring accounting and review than a tool limited to initial calculations.

Key features

LeaseAccounting.app supports FRS 102 and IFRS 16 for single-currency tenants, with disclosure reporting, journal entries and multi-entity support. Teams requiring ASC 842 now should choose another product; that standard is coming soon. Excel and CSV exports provide practical handoffs, but templates for SAP S/4HANA, Oracle Cloud, Dynamics 365, NetSuite and QuickBooks are also coming soon, not current direct integrations.

Customer data is hosted in Germany or Finland. Security measures include GDPR compliance, mandatory MFA, TLS 1.3 in transit and AES-256 encryption at rest. The company says customer documents and data are not used to train AI models, and its AI provider deletes processed document content within 24 hours of session completion.

Pricing

The Free plan is free and allows 2 leases, 3 users and 3 entities, with watermarked exports. It is useful for a small evaluation, but the lease cap and watermark make it a poor fit for regular reporting.

Starter costs 149.00 EUR per month, billed monthly, or €1,788 annually. It covers 25 active leases, 5 users and 3 entities, with full reports. It is the entry point for a small team that needs usable reporting, though the lease cap leaves little room for portfolio growth.

Growth costs 349.00 EUR per month, billed monthly, or €4,188 annually. It raises the limits to 100 active leases, 10 users and 10 entities. Vault is coming soon, so the tier's current case rests on its higher capacity rather than that future capability.

Pro costs 699.00 EUR per month, billed monthly, or €8,388 annually. Its limits are 250 active leases, 25 users and 20 entities; it also includes priority business-hours support and one-on-one onboarding. API access is coming soon. Larger portfolios are directed to ZenTreasury, so Pro is not an unlimited enterprise tier. Starter support typically responds within 1–2 business days; Growth typically within 1 business day.

A free trial is available. For larger portfolios, guided onboarding is offered. Choose a paid tier by active leases, users and entities—not just the headline monthly price—since those caps determine how long it will fit.

Platforms

LeaseAccounting.app runs on the web. Its single-currency tenant model is a material constraint for organizations that need multiple currencies within a tenant.

Who it's for

The product is aimed at UK and Ireland finance teams, including controllers, CFOs, accountants and auditors. It is a particularly good fit where the team needs schedules, journals and audit trails for changes as part of one recurring close process. It is less suitable for teams that need ASC 842 today, multi-currency tenants, or more than 250 active leases.

Pros and cons

Pros: Contract extraction, schedule creation and journal generation form a continuous workflow, while users retain approval over accounting decisions.
Pros: Change events retain pre- and post-modification schedules in the audit trail, supporting review over the life of a lease.
Pros: Germany or Finland hosting, mandatory MFA and encryption in transit and at rest provide concrete security safeguards.
Cons: Standards are limited to FRS 102 and IFRS 16 today, and only for single-currency tenants.
Cons: The free tier stops at 2 leases and watermarks exports; even Pro caps at 250 active leases, 25 users and 20 entities.
Cons: ERP templates and some tier features, including Growth's Vault and Pro's API access, are still coming soon.

Alternatives

Lease Accounting Software is the broader category directory for comparing options. Consider 16Leases if desktop, mobile or self-hosted platforms matter: it supports iOS, Linux, macOS, Windows and web, with a free one-user trial account and a paid Premium plan for one user.

iLeasePro is another web-based freemium option; its Essential plan is 240.00 USD per month for up to 50 contracts, while Professional is 480.00 USD per month for up to 150. Planon is a paid option with a free trial across web, Android and iOS, as well as an API.

LeaseLedger may suit a small team wanting a free web workspace: its free tier covers up to 3 leases, one client workspace, an owner plus one teammate, and 5 AI-assisted drafts. Ledgerage is worth considering for API-oriented calculations, with a free tier offering unlimited single-lease calculations, 2 saved leases and 25 API computations per month, plus a 39.00 USD per month Pro plan.

ROU Asset offers a free web plan with up to 5 leases and an ASC 842 engine, making it a closer alternative for teams that need that standard now. SOFT4Lessee is a paid web and Windows option at 120.00 EUR per month per user, with unlimited lease agreements and a 30-day free trial.

Arrenda is another paid web alternative, with a Starter plan at 79.00 USD per month for up to 5 leases and a Pro plan at 149.00 USD per month for up to 20 leases.

Verdict

Choose LeaseAccounting.app if your UK or Ireland finance team needs FRS 102 or IFRS 16 schedules, journals and change-event audit trails in one web workflow, and your portfolio fits the relevant plan caps. Look elsewhere if you need ASC 842 today, multiple currencies in one tenant or capacity beyond Pro's 250 active leases.
