Overview

Beyond is a dynamic pricing and revenue management platform for short-term rental owners and managers. It suits operators who want daily rate adjustments and shared controls across listings, with deeper search insights for larger or more data-focused businesses. Its appeal is the combination of automated pricing and portfolio management; the main trade-off is that Growth and Pro charge a percentage of bookings.

Founded in 2013, Beyond serves businesses ranging from individual operators to large, multi-brand portfolios. Its mobile app supports reviewing bookings and demand, adjusting prices, and acting on recommendations and push notifications.

Key features

Daily pricing and market data

The pricing engine updates listing prices daily using demand signals, seasonality, regional events, and days of the week. That gives operators a way to respond to changing conditions without relying only on manual rate changes. Beyond also offers market data and revenue forecasting. Free users can view market and listing insights, but Beyond does not change their prices, so the free tier is for evaluation and visibility rather than automation.

Portfolio controls

Users can apply base and minimum prices, minimum stays, overrides, changeover days, time-based adjustments, extra guest fees, and gap adjustments in bulk. That breadth is useful when an operator needs consistent rules across multiple listings, while still retaining property-level flexibility through overrides. The feature set is aimed at managing rental pricing and stay rules, not simply setting one nightly rate.

Search-powered pricing

Pro uses guest search behavior to inform future rates and provides search patterns such as guest origin and amenity interest. These signals can add context beyond bookings already made, making Pro a stronger fit for operators who want to use demand research as part of pricing decisions. Growth lacks this search-focused layer.

Connections, mobile and security

Beyond’s partner marketplace includes integrations with Avantio, Beds24, Cloudbeds, Hostaway, Hospitable, Lodgify, and OwnerRez. Pro includes Beyond API access, while Growth includes MCP access; additional connectivity packages are paid add-ons. The mobile app supports booking and demand review, price adjustments, recommendations, and push notifications. Beyond says it encrypts data at rest and in motion, uses multifactor authentication for cloud infrastructure access, monitors production systems, and maintains a vulnerability management program.

Pricing

Beyond offers a free tier and two percentage-based paid plans. The paid plans have no contracts or setup fees, and the first $5,000 USD in bookings are not charged. Existing calendar bookings are never charged. Fees apply to nightly rates and guest-paid fees such as cleaning and extra-guest charges, but exclude taxes and security deposits.

Plan	Price and inclusions	Best fit
Free	Free. Market and listing insights; no price changes.	Operators who want visibility into markets and listings without automated pricing.
Growth	1.00 USD per month, billed 1% of bookings. Includes dynamic pricing, recommendations, Auto Comp Sets, Custom Demand Sensitivity, Hyperlocal Neighborhood Data, and Neyoba MCP Access.	Operators ready for automated pricing and portfolio tools, but who do not need Pro’s search insights or API.
Pro	1.25 USD per month, billed 1.25% of bookings. Includes Growth features plus Search Powered Pricing, Custom Comp Sets, Market Insights, Search Insights, Performance Manager, and Beyond API.	Businesses that value guest search signals, additional market and performance tools, or API access.
Enterprise	Custom pricing. Includes custom token allocations, dedicated revenue management via Guidance, and Enterprise Data Feed for large portfolios and multi-brand operators.	Large or multi-brand operators needing a tailored arrangement and dedicated revenue management.

The Growth and Pro prices are shown as monthly amounts, while the billing terms charge a percentage of bookings; the booking-based fee is the practical cost to compare. Growth costs less by rate than Pro but gives up search-powered pricing, Search Insights, Performance Manager, and Beyond API. The free tier avoids booking fees but also leaves price changes to the operator. No trial length or renewal terms are included here.

Platforms

Beyond is available on Android, iOS, web, and API. API access is included with Pro; Growth includes MCP access, and other connectivity packages are paid add-ons.

Who it's for

Beyond is a strong match for short-term rental owners and managers who need recurring rate changes and a way to apply pricing and stay rules across several listings. Growth is the natural step for operators who want automation after using Free for insights. Pro is better suited to teams that can make use of guest search behavior, broader market insights, performance management, or API access. Enterprise targets large portfolios and multi-brand operators. It is less suited to owners who only need occasional manual price changes or who want to avoid fees tied to bookings.

Pros and cons

Pro: Daily price adjustments respond to demand, seasonality, local events, and weekday patterns, reducing dependence on static pricing.
Pro: Bulk controls cover both price and stay rules, which is useful for maintaining portfolio-wide policies while allowing overrides.
Pro: The first $5,000 USD in bookings and existing calendar bookings are not charged, and there are no contracts or setup fees.
Con: Growth and Pro charge 1% and 1.25% of bookings respectively, so costs rise with booking volume.
Con: Free supplies insights but no price changes, so it does not provide the core automation many operators may seek.
Con: Search-powered pricing and Beyond API access are reserved for Pro, making the lower paid tier less capable for data-heavy or API-dependent workflows.

Verdict

Beyond is best for short-term rental operators who want daily rate adjustments plus bulk controls for managing multiple listings. Growth offers the core automation, while Pro earns its higher booking fee when search insights, performance tools, or API access matter. Look elsewhere if percentage-based booking fees are a poor fit or if you only need manual pricing.
