Overview

Brikone is a residential property management platform that brings rent collection, maintenance workflows, and financial accounting together. It is best suited to managers of smaller portfolios who want tenant payments and property records in one system. Its main appeal is the breadth of those workflows; check the plan’s unit cap and accounting tier carefully, since paid plans share a 20-unit limit.

It supports single-family homes, multifamily buildings, condos, townhouses, and apartment complexes across the United States. The platform combines a double-entry general ledger with owner statements, financial reports, accounts payable and receivable, bank reconciliation, and portfolio reporting. Trust accounting and three-way reconciliation are reserved for higher tiers.

Key features

Rent collection and maintenance

Tenants can pay by ACH, credit card, or debit card, set up autopay, and incur automatic late fees. Managers get real-time payment tracking. Stripe Connect routes rent to the manager’s connected bank account; Brikone says it does not hold the funds. That arrangement makes the payment flow clear, though managers should account for the separate Stripe relationship.

Tenants can submit maintenance requests with photos. Managers can prioritize work, assign vendors, and send automated status updates, which gives residents visibility while keeping tasks organized for the management team.

Accounting and AI agents

The general ledger, owner statements, and financial reports suit managers who need more than rent tracking alone. Professional and Enterprise add trust accounting and three-way reconciliation, making those tiers the relevant options for portfolios that require those controls.

HandyBrik handles maintenance triage and contractor dispatch, while LeaseBrik responds to leads, coordinates showings, screens applicants, and generates leases. Users approve each step, keeping decisions with the manager rather than leaving the workflows fully unattended.

Security and integrations

Brikone describes role-based access, audit logging, and encryption. Executed leases, management agreements, evidence files, and bank statements are stored in AWS S3 with signed URL access control. Its live integrations include Stripe Connect, Resend, AWS S3, Calendly, Cloudflare, and Claude AI; QuickBooks Online is a roadmap item, not a live integration. Cloudflare provides DDoS protection and SSL termination.

Pricing

Brikone has a free plan, paid subscriptions starting at $49.00 USD per month, and a 14-day free trial on the paid plans. Annual billing saves 15% on Starter, Professional, and Enterprise. The unit cap warrants attention: every paid plan is listed for up to 20 units, and adding units is blocked once that limit is reached until you upgrade. The stated cap does not distinguish between the paid tiers.

Plan	Price and limits	Best fit
Landlord	0.00 USD per free; free forever, up to 3 units, no credit card.	Small landlords who need a no-cost starting point.
Starter	49.00 USD per month; up to 20 units and 3 staff users; 14-day free trial.	Small teams that need paid workflows and basic accounting.
Professional	99.00 USD per month; up to 20 units and 10 staff users; 14-day free trial.	Managers needing trust accounting, three-way reconciliation, and priority email and chat support.
Enterprise	199.00 USD per month; up to 20 units, unlimited staff, custom onboarding.	Teams needing unlimited seats, custom onboarding, and phone, email, and chat support.

Landlord gives up paid-plan capacity and team seats. Starter is a practical entry tier, but it does not include the trust accounting and three-way reconciliation specified for Professional and Enterprise. Enterprise expands staff access and support rather than the unit ceiling. Canceled-account data is retained for 90 days before permanent deletion, a term worth planning around when migrating away.

Platforms

Brikone supports web, iOS, Android, and API access. Web is the stated deployment option, so mobile apps and API access complement rather than replace its web deployment.

Who it's for

Brikone is aimed at U.S. residential property managers who want rent, maintenance, and accounting workflows in one platform. Landlords with up to three units can start free; larger teams can add staff on paid tiers, but the listed 20-unit ceiling limits its fit for growing portfolios. It is less suitable for anyone who needs QuickBooks Online integration now or needs more than 20 units under a single plan.

Pros and cons

Pros

Broad operational coverage: Rent payments, maintenance coordination, owner statements, and financial reporting sit within one property management platform.
Multiple payment methods and autopay: ACH, credit, and debit options plus real-time tracking give tenants and managers several ways to handle rent.
Human approval for AI workflows: Managers retain sign-off over leasing and maintenance actions.
Free entry tier: Landlord costs nothing and covers up to three units without a credit card.

Cons

Paid tiers all cap at 20 units: Moving up adds staff capacity and features, but does not raise the stated unit limit.
Key accounting controls cost more: Trust accounting and three-way reconciliation begin at Professional.
QuickBooks Online is not live: Managers relying on that accounting connection cannot use it through the current live integrations.
Staff limits on lower tiers: Starter allows three users and Professional ten; unlimited staff is confined to Enterprise.

Alternatives

Landlord Studio is worth considering for landlords who want a free option: its Go plan covers three units and one user, with 10 documents and standard reports. Choose Brikone instead when maintenance workflows and broader accounting features are the priority.

Hutstack Property is another option for landlords managing 1–10 properties who want rent tracking, tenant records, lease reminders, maintenance requests, expense tracking, and an owner dashboard on its free tier.

PROMAS The Professional Landlord offers a 30-unit monthly lease plan for 60.00 USD per month; consider it when the extra unit capacity matters more than Brikone’s integrated workflow mix.

Ayillo Tenant Screening starts at 49.00 USD per month per workspace and includes the first five units, making it a different option for readers comparing workspace-based pricing.

PropLedger starts at 179.00 USD per month for core rent tracking, owner statements, and invoicing, with Growth adding advanced reconciliation and trust controls. It is an option for readers evaluating a more accounting-focused paid platform.

MRI Property Management X uses custom pricing and asks prospective customers to request a demo.

MRI Palace is another property management accounting option to compare.

RealPage OneSite is priced according to unit count and asset types, so it may suit buyers evaluating plans around those portfolio measures.

Verdict

Brikone is a strong fit for U.S. residential managers with modest portfolios who want rent collection, maintenance coordination, and accounting in one place. Its free tier lowers the barrier to entry, and higher plans add meaningful accounting controls and team support. Look elsewhere if you need more than 20 units, live QuickBooks Online integration, or trust accounting without moving to Professional or Enterprise.
