Overview

dotloop brings real estate documents, e-signatures and transaction tasks together for agents, brokers, coordinators and clients working from offer to close. It is most compelling for agents who want those steps in one workflow, with broader oversight tools for teams and brokerages.

Its free account gives individual users room to manage a small volume, but the 10-transaction ceiling makes Premium the practical next step for agents with ongoing business.

For a broader comparison, see our Real Estate Transaction Management Software directory.

Key features

Document editing, reusable templates, file storage and e-signatures keep paperwork within the transaction workflow. PDF splitting and rotation are useful for preparing documents, while task lists and task templates help organize recurring steps. This breadth is a better fit for coordinating a transaction than for someone seeking signatures alone.

Audit trails record transaction activity, and approval workflows support review steps. Business plans add automated compliance workflows, reporting, custom branding and real-time transaction visibility. Those controls matter most to organizations overseeing work across agents; an individual agent may not need them.

The iOS and Android app can scan pictures into editable PDFs, which gives mobile users another way to bring paperwork into a transaction. Dotloop also lists more than 75 real estate platform integrations, spanning CRM, marketing, back-office and accounting tools such as BoomTown, Market Leader and QuickBooks.

Dotloop says its backups use bank-grade encryption; secured backup for business plans is verified by third-party auditors. Premium includes VIP phone and email support seven days a week. Team and broker plans list phone, chat and email support seven days a week.

Pricing

The free plan is free and supports up to 10 transactions. It includes document editing, sharing, e-signing, storage and task lists, making it a useful starting point for occasional or lower-volume work. The cap is its central drawback: agents who exceed it need a paid plan.

Dotloop Premium costs 34.99 USD per month, billed $34.99/month, and includes unlimited transactions for individual agents. Its seven-day-a-week VIP phone and email support add a direct support channel, but the plan is aimed at individuals rather than teams seeking organization-wide oversight.

Dotloop for Teams and dotloop Business+ use custom pricing. Teams list reporting, custom branding, real-time transaction visibility and a dedicated success manager. Business+ also lists multi-office compliance, making it the more relevant option for brokerages managing compliance across locations. Team and broker plans include phone, chat and email support seven days a week.

Platforms

Dotloop is available on the web, Android and iOS. The mobile apps support scanning pictures into editable PDFs, while the web platform is another access point for transaction work.

Who it's for

Individual agents who want document preparation, signatures and task coordination in one place are the clearest fit, especially if their volume falls within the free plan or they need unlimited transactions through Premium. Teams and brokerages can consider the custom-priced plans when reporting, shared visibility, branding or compliance oversight are priorities. It is less suitable for a user who wants only a basic signing tool or needs to know team pricing before evaluating an option.

Pros and cons

Pros: The free plan includes core document and task tools, not just a trial, and supports up to 10 transactions.
Pros: Reusable templates, PDF tools, e-signatures and task templates bring recurring transaction work into one workflow.
Pros: More than 75 listed integrations can connect dotloop with CRM, marketing, back-office and accounting tools.
Cons: The free plan's 10-transaction cap limits its usefulness for agents with steady volume.
Cons: Teams and Business+ require custom pricing, so organizations cannot compare those costs from a fixed monthly figure.
Cons: Some of the strongest oversight features, including automated compliance workflows and multi-office compliance, are tied to business plans.

Alternatives

Choose Paperless Pipeline if you prefer a paid, month-to-month option with unlimited users and storage: its Up to 5 transactions plan costs 69.00 USD per month for up to five new transactions monthly.

REALM may suit users who want an intelligence layer over the CRM, portals and inboxes they already use; its EVE X plan is 49.00 USD per seat per month.

Consider Backhouse if its per-seat AI task allowance fits your workflow: the plan is $79/mo with 500 AI tasks per seat per month and charges $0.12 per additional task.

CTM Smart eContracts is another paid transaction-management option with Android, iOS and web apps.

Open To Close is worth considering if a fixed user allowance is a better match: Grow costs 99.00 USD per month with one user included and unlimited transactions, while each additional user is $69 per user per month.

EZCoordinator offers a lower-priced starting point at 19.00 USD per month for one user, 10 active transactions and 5GB of document storage, alongside unlimited task templates.

Choose Brokermint if you want a paid platform with accounting, agent billing, next-day ACH payments, onboarding, multiple office locations, CRM integration and API access.

Jointly may suit single agents looking for a free allowance followed by a paid tier: Starter covers seven free deals, then costs 9.00 USD per month.

Verdict

Dotloop is a strong choice for agents who want documents, signatures and task coordination in a single transaction workflow, especially when 10 free transactions are enough to get started. Premium removes the transaction cap for individual agents at 34.99 USD per month. Teams and brokerages should weigh its custom-priced business plans against their need for shared oversight; those who require clear team pricing or only need signing may be better served elsewhere.
