Overview

Enertiv connects utility and tenant data with sustainability reporting, carbon planning, equipment monitoring, and maintenance. That breadth can help portfolio teams link reporting obligations to building operations; it is a narrower fit for organizations outside commercial real estate.

Energy & ESG automates utility-bill ingestion and quality checks, benchmarks portfolios, and supports regulatory and investor reporting. Tenant data can be captured through a portal, non-proprietary shadow metering, or mobile meter reads with quality checks. Two-way synchronization with ENERGY STAR Portfolio Manager and formatted exports for GRESB, SFDR, CSRD, and TCFD are useful for teams working across those reporting frameworks.

For building operations, Enertiv can connect to an existing building management system where possible or install monitoring devices to gather real-time performance data. Maintenance links work orders to equipment alerts and supports preventive schedules based on runtime. Carbon Planning uses equipment details collected through on-site surveys to generate AI-powered operating- and capital-expense recommendations.

Customers can access stored data through the platform interface or a RESTful API, and Enertiv says it stores data indefinitely. It also says access is limited to authorized users, data shared with its analytics engine is anonymized, and data is not shared without consent. For equipment optimization, its engineering support runs from initial analysis through savings verification, with recurring calls to help implement savings.

Key features

Portfolio reporting: Automated bill processing, quality checks, benchmarking, and reporting can reduce manual consolidation work for portfolio teams. Tenant-data capture choices offer flexibility, though the best route will depend on each property's setup.
Building performance and maintenance: Real-time monitoring can use existing building-management infrastructure where possible, with installed devices as another route. Linking alerts to work orders and runtime-based preventive schedules gives operations teams a way to act on performance signals rather than treating reporting as a separate task.
Decarbonization planning: Carbon Planning turns surveyed equipment information into AI-powered OpEx and CapEx recommendations. Its usefulness depends on having equipment information gathered on site and on the team's ability to assess and implement recommendations.
Data access and integrations: Portfolio Manager sync, formatted reporting exports, Yardi and MRI tenant and billing synchronization, and API access support connections across reporting and property-management workflows.

Pricing

Enertiv is a paid platform with custom pricing for its paid modules; buyers request a demo or contact the company. The free portfolio diagnostic is free and is optional, with no commitment. It uses ENERGY STAR Portfolio Manager data with read-only access, making it a low-commitment way to assess a portfolio rather than a substitute for the paid reporting, monitoring, or maintenance modules.

The diagnostic includes portfolio energy monitoring, energy forecasting, carbon tracking, utility-data import from both sources, and API access. The paid-module price is custom, so teams should establish which modules and portfolio scope are included before comparing total cost.

Platforms

Enertiv supports Android, iOS, web, and API access. The API and web interface provide routes to stored data, while the mobile platforms complement tenant meter reads and access workflows.

Who it's for

Enertiv is aimed at commercial real estate owners and operators managing portfolios, especially those that need to bring utility reporting, decarbonization planning, equipment monitoring, and maintenance into a connected workflow. It is less suitable for buyers seeking a general-purpose energy tool or a clearly priced paid package before engaging with the vendor.

Pros and cons

Pro: Reporting spans automated utility-bill checks, portfolio benchmarking, and exports for several regulatory and investor frameworks, which can help teams serving multiple reporting needs.
Pro: The connection between real-time equipment alerts, work orders, and runtime-based maintenance schedules ties energy visibility to operational action.
Pro: The optional, no-commitment diagnostic offers portfolio monitoring, forecasting, and carbon tracking without requiring a paid-module commitment.
Con: Paid modules use custom pricing, so cost and package fit require a vendor conversation rather than a direct plan comparison.
Con: Carbon Planning relies on equipment details gathered through on-site surveys, which adds a data-collection step before recommendations can be generated.

Alternatives

Energy Management Software is the broader category to explore when comparing portfolio energy tools. Consider EnergyElephant instead if published per-month tiers are important: its Large plan is 7.30 USD per month with a 300-meter/data-point minimum, Scope 3 data, unlimited users, and real-time data options; its Medium plan is 15.80 USD per month.

Honeywell Forge is another paid option, with product-specific offerings and term-based licensing and feature choices for Advanced Process Control. KERO is another paid alternative. Choose Siemens Building X if you want a yearly subscription for applications or APIs; pricing is by quote. Arcadia Platform is an enterprise platform sold through a demo-led sales process. EnergyCAP may suit buyers focused on utility bill management or financial-grade Scope 1, 2, and 3 carbon accounting, with utility management billed per meter per year and unlimited users. ABB Nsight is worth considering when real-time monitoring includes power quality, energy rates, weather, CO₂, and DER, BMS, SCADA, and AMI integration. Johnson Controls OpenBlue Net Zero offers tailored building-portfolio solutions through a demo request.

Verdict

Enertiv is a strong fit for commercial real estate portfolio teams that want sustainability reporting connected to equipment performance and maintenance. Its main reason to choose is that breadth across data, planning, monitoring, and work orders; its main reason to look elsewhere is custom pricing for the paid modules, particularly if you need a firm cost before engaging a vendor.
