Overview

RoomSketcher brings floor-plan creation, room furnishing and 3D presentation into one home-design tool. It is a strong fit for homeowners and property professionals who need plans they can present as well as edit; less so for anyone expecting to draw or revise plans on a phone.

Its range of visual outputs is the main draw, while credits and device restrictions are the trade-offs to weigh before committing.

Key features

Turn an existing plan into a project. AI Convert maps walls, doors and windows from a JPG, PNG or PDF into an editable project in under five seconds. That can shorten setup when a plan already exists. For a property scan instead, FloorCapture uses LiDAR on an iPhone or iPad to create an editable floor plan.

Once a layout is ready, users can furnish and decorate rooms, then produce 2D and 3D floor plans, 3D photos, AI renders, 360 views and Live 3D walkthroughs. This gives homeowners options for visualizing a redesign and professionals options for presenting a property. Credits apply to projects, 3D floor plans, 3D photos, 360 views, AI Convert, FloorCapture and ordered floor plans, so frequent use of those outputs can make the monthly allowance important.

Projects live in the cloud and are accessible across devices; the app also works offline and syncs after reconnecting. That suits work across locations, though phones use the web portal and cannot draw or edit floor plans in the app. Windows, Mac, iPad and Android tablets are supported for app use. For users who would rather delegate drafting, the ordering service accepts a sketch or blueprint and returns completed 2D and 3D floor plans by the next business day.

RoomSketcher lists Mspecs and Vitec integrations for ordering, delivery, editing and downloading floor plans. API integration is reserved for Enterprise. Support includes chat, email with a stated 1–2 business-day response time, webinars, a Help Center and 1:1 training for business users.

Pricing

The Free plan costs 0.00 USD per free. It includes 2 starter credits, one free AI floor plan conversion, 2D and 3D floor plans, 3D snapshots and AI Render; users can add credits anytime. It is a useful way to begin, but the initial credit allowance is modest for repeated credit-using work.

Pro (annual billing) costs 12.00 USD per month, billed as $144 per year and renewing annually. It includes 5 credits every month, the complete furniture library, 3D floor plans, 3D photos, 360 views, branding, print to scale, measurements and total area. This is the lower-cost paid choice for an individual with a predictable yearly commitment. Pro (monthly billing) costs 24.00 USD per month, billed as $24 per month, and can be canceled anytime. It has the same stated features and credit allowance, but costs more for the flexibility to stop month to month.

Team (annual billing) costs 35.00 USD per month, billed as $420 per year and renewing annually. It includes 5 users, 20 credits every month, a dedicated customer manager, 1:1 onboarding and training, a larger project archive and project collaboration. Team (monthly billing) costs 70.00 USD per month, billed as $70 per month, and can be canceled anytime, with the same stated team features. Team is the relevant step up for groups needing shared projects and onboarding; its higher allowance is still finite.

Enterprise has custom pricing and includes unlimited users, unlimited customer profiles, API integration, custom branding setup and priority support with a custom SLA. The Free and Pro plans are better suited to individual use; Enterprise is for organizations that need those expanded account and integration capabilities.

Platforms

RoomSketcher is available on Android, iOS, macOS, web and Windows, but platform availability does not mean the same editing experience everywhere: phone users cannot draw or edit floor plans in the app. LiDAR FloorCapture specifically requires an iPhone or iPad. The offline app mode and cloud sync are useful for work away from a connection.

Who it's for

Homeowners and interior design enthusiasts can use it to plan, furnish and visualize rooms. Real estate professionals, agents, resellers, designers and contractors have the added benefit of presentation-ready outputs, professional ordering and, on higher tiers, collaboration and business support. Someone whose main requirement is phone-based plan editing should look elsewhere.

Pros and cons

Pros: AI Convert and LiDAR FloorCapture offer two distinct routes to editable plans, from an existing file or a property scan.
Pros: Multiple plan and presentation formats, including 360 views and Live 3D walkthroughs, support both design decisions and property presentations.
Pros: Cloud access, offline work and sync help users move between devices and locations.
Cons: The app does not let phone users draw or edit floor plans, limiting mobile work to the web portal.
Cons: Credits are consumed by several core tasks and visual outputs, so a 5-credit monthly Pro allowance may constrain heavy use.
Cons: Annual Pro and Team plans renew annually; the monthly options cost more for cancellation flexibility.

Alternatives

For a different tool in the same broad field, see 2D CAD Software, Floor Plan Software, 3D Home Design Software, AI Floor Plan Generators and 3D Visualization Software.

ProfiCAD, CMS IntelliCAD, Draft it and PCSCHEMATIC Automation are alternatives to consider for different design or drafting needs.

AutoCAD, GstarCAD, Solid Edge and nanoCAD are other options for readers comparing design software.

Verdict

RoomSketcher is the right choice for homeowners and property professionals who want editable floor plans plus several ways to visualize and present a space. Its breadth of outputs and capture options make it more useful than a basic plan-drawing tool, but credit use needs budgeting and phone users cannot edit plans in the app. Choose it if presentation matters; look elsewhere if phone-first editing is essential.
