Overview

Hemlane brings rent collection, a tenant portal, maintenance management, property accounting, and lease management together. Its Starter plan advertises on Apartments.com, Zillow, and seven other top websites, and includes applicant and tenant screening plus rental accounting. That combination gives owners a useful way to market a rental and track its finances without a subscription.

Rent and late fees go directly to the owner, and ACH payments have no fee. Card payments carry a 3% fee, while tenant screening costs $40 total, paid by the tenant. Owners can connect or sync financial accounts for rental performance and accounting; instant bank verification uses secure encryption. Hemlane says it operates in 50 states.

Hemlane is a technology company, not a property management firm, so owners remain responsible for decisions. Its site says 93% of eviction cases avoid the courtroom, but the service does not take over management responsibility.

Key features

Starter covers rental advertising, screening, and accounting. The listing reach and financial tools make it a practical starting point for owners who do not yet need lease tracking or repair coordination, though paid plans are needed for those workflows.

Basic adds lease tracking and management, document storage and e-signing, rent collection and late fees, and tenant messaging. Essential adds 24/7 repair coordination, work order management, and state-specific leases. Complete builds on that with a property management assistant, vetted repair network, and local leasing and turnover network. Those additions can help owners coordinate more of the work, but they do not transfer decision-making to Hemlane.

The tenant platform supports unlimited users. Repair coordination and emergency support are available 24/7. Annual billing can save up to 20%. Hemlane has Android and iOS apps, but no desktop platform is included in its stated platform coverage.

Pricing

Starter is free forever and requires no credit card. It includes advertising, applicant and tenant screening, and rental accounting. For owners who need only those functions, it avoids a recurring platform charge; lease management and repair coordination are not part of the free plan.

Basic costs $30.00 USD per month, including a $28 platform fee and $2 per unit. It has a 14-day trial, then costs $2 per unit with the platform fee. It is the entry paid tier for owners who need lease tools, documents, rent collection, and messaging. Essential costs $48.00 USD per month, comprising a $28 platform fee and $20 per unit; after its 14-day trial, it costs $20 per unit plus the platform fee. It suits owners who also need repair coordination and work orders.

Complete costs $86.00 USD per month, including a $28 platform fee and $58 per unit. After its 14-day trial, it costs $58 per unit plus the platform fee. It is aimed at owners who want the additional assistant, repair network, and local leasing and turnover network. The per-unit pricing means the monthly total rises with portfolio size.

Eviction Shield is a service add-on starting at $4.95 USD per month. Inspections start at $300.00 USD per once, and Tenant Placement starts at $695.00 USD per once, including a lockbox fee. Annual billing can reduce costs by up to 20%. Card transactions cost 3%, and tenant screening costs $40 total, paid by the tenant.

Platforms

Hemlane has Android and iOS apps. Its tenant platform supports unlimited users, which is useful when multiple tenants need access. Account syncing and connection support rental performance and accounting.

Who it's for

Hemlane suits landlords who want to retain control while adding tools for advertising, financial tracking, leasing, and maintenance coordination. Starter is a sensible fit for owners focused on marketing and accounting; Basic, Essential, and Complete make more sense as the need for lease administration and repair support grows. Owners who want a firm to make management decisions for them should choose a different approach.

Pros and cons

Pros: The free plan includes advertising, screening, and full rental accounting, giving owners useful starting tools without a subscription.
Pros: Paid tiers add lease management, work orders, 24/7 repair coordination, and repair and leasing networks, so owners can expand operations support as needed.
Pros: ACH rent collection has no fee, and rent and late fees go directly to the owner.
Cons: Card payments carry a 3% fee, and tenant screening costs $40 paid by the tenant.
Cons: Paid plans have a $28 platform fee in addition to per-unit charges, so the monthly bill grows with the portfolio.
Cons: Hemlane cannot make decisions for owners; it is not a substitute for a property management firm.

Verdict

Hemlane is a strong fit for self-managing owners who want a free advertising and accounting base and the option to add lease and repair workflows as their needs grow. Its direct rent payments and $0 ACH fees are appealing, but card fees, per-unit charges, and the owner's continued responsibility for decisions matter. Look elsewhere if you want a property manager to take over those decisions.
