Overview

Founded in 2015 by Thijs Aaftink, Houfy combines a vacation-rental marketplace with a website builder aimed at hosts who want guests to book directly. Its sites bring together availability, booking, payments, messaging, and reviews, while Houfy says it takes no host commission on direct bookings. That combination can help a host establish a property-specific channel, but it does not remove every booking cost: certain PMS connections add a separate 5% API fee paid by the guest at checkout.

The AI builder generates a customizable site from a property description or an Airbnb or VRBO link, including pages, copy, photos, and a booking flow. Hosts can refine that starting point rather than build every page from scratch. Every Houfy site supports a custom domain, although the broader domain and design options are reserved for Premium.

Key features

Direct bookings and payment

A live availability calendar, transparent pricing, secure payments, guest messaging, and reviews cover the main stages of a direct reservation. Hosts receive payments through their own Stripe, Square, or PayPal accounts, which suits operators who want to use a processor they already manage. The 0% host commission is appealing, but check whether a PMS integration triggers the separate guest-paid 5% fee; that charge may affect the guest's checkout total even though it is not deducted from the host payout.

Property tools and integrations

Houfy lists 15 integrations across property-management and channel-management systems, pricing and automation tools, host and guest protection, and Google services. This gives hosts options to connect existing operations, but the fee attached to certain PMS connections makes the integration choice a financial as well as technical one. Lite also has meaningful Airbnb limits: it does not work with Airbnb smart pricing enabled and does not import Airbnb promotions or discounts.

Security and data

Houfy says it uses encrypted connections, limits internal access to personal information, and monitors for unauthorized access. Personal information is stored in AWS's US West (Oregon) region. Hosts who need to meet specific data-location or security requirements should assess those arrangements against their own policies.

Pricing

Houfy is freemium. Free is a no-subscription starting point, while the paid plans are priced per listing, so the recurring cost rises with the number of properties.

Plan	Price	What it includes
Houfy Free	Free	Instant payments, calendar sync, and unlimited photos. A one-time $5.99 host verification per account is required to appear in Houfy search.
Houfy Lite	7.99 USD per month, billed $95.88/year annually	Everything in Free, plus Airbnb pricing import and sync. It does not support Airbnb smart pricing or import Airbnb promotions and discounts; AI listing optimization and AI help center are marked coming soon.
Houfy Premium	11.99 USD per month, billed $143.86/year annually	Everything in Free and Lite, plus website builder tools, custom widgets, multiple external domains, free SSL certificates, advanced analytics, and white-label options.

Free suits hosts who mainly need calendar sync and payment tools and can accept the verification charge if they want search visibility. Lite adds pricing sync but remains constrained for Airbnb hosts using smart pricing or promotions. Premium is the relevant tier for a host who wants Houfy's full website toolkit and more branding control; its per-listing annual billing makes the price worth comparing across the portfolio. Priority support is listed with Premium and Houfy's PMS-oriented option.

The stated property limit is 20 properties. Hosts with a larger portfolio should confirm that limit works for their operation before relying on Houfy as a primary system.

Platforms

Houfy is web-based. Hosts who need a dedicated Android or iOS app for managing the service should compare it with platforms that offer those clients.

Who it's for

Houfy is a strong fit for vacation-rental hosts who want a customizable property site, direct bookings, and the ability to receive funds in their own Stripe, Square, or PayPal account. It is less suited to hosts who depend on Airbnb smart pricing or discounts while using Lite, portfolios above 20 properties, or operators who cannot accept the possible guest-paid PMS connection fee.

Pros and cons

Pro: Direct bookings carry 0% host commission, and payments can go to the host's own Stripe, Square, or PayPal account.
Pro: The AI builder turns a description or Airbnb/VRBO link into editable site content and a booking flow, reducing the work of starting a property site.
Pro: Free includes calendar sync, instant payments, and unlimited photos, with no subscription charge.
Con: Free search visibility requires a one-time $5.99 verification charge per account.
Con: Lite excludes Airbnb smart pricing and does not import Airbnb promotions or discounts, limiting its usefulness for hosts relying on those settings.
Con: Certain PMS integrations add a separate 5% guest-paid checkout fee, which can raise the guest's total.
Con: The 20-property ceiling rules out larger portfolios unless their needs fit within that limit.

Alternatives

For a different route to rental bookings and property websites, compare Vacation Rental Website Builders and Property Management Website Builder Software.

Dtravel may suit hosts wanting a free plan with up to 25 listings, but its Starter plan carries a 5% booking fee and a 9% referred-booking fee. Goliday offers a free tier for one property and one language, while its Pro plan is 25.00 EUR per month; choose it if those site limits and pricing better match your needs. Homes and Rooms has a free owner plan with no subscription charges ever and an Owner plan priced at 9.00 USD per year, making it worth comparing for owners focused on subscription cost.

Tokeet is an option for managers who want Android or iOS alongside web access and channel connections. Hospitable offers an Essentials plan with unlimited active properties, which may better fit hosts whose portfolio exceeds Houfy's stated limit. i-Rent is a paid option with a Rental Manager plan at 72.00 EUR per month for 5–24 properties. iGMS may appeal to managers who prefer a per-booked-night FLEX plan, with a $20 per property/month minimum and 0% booking fee. Lodgix offers a month-to-month plan for 1–7 properties at 79.99 USD per month.

Verdict

Choose Houfy if you are a vacation-rental host with no more than 20 properties and want a customizable direct-booking site, 0% host commission on direct bookings, and payments routed through your own processor account. Look elsewhere if your operation depends on Airbnb smart pricing or discounts in Lite, needs a larger property ceiling, or cannot accept the possible 5% PMS-related guest checkout fee.
