Overview

Latch connects shared appointment booking with reminders, post-viewing feedback, and outcome tracking. Applicants select an available slot, while calendar availability syncs in real time. This can reduce scheduling back-and-forth; structured outcomes also give teams a clearer view of what follows each appointment.

The product is centered on viewings rather than broad property management. Teams can assign appointments to staff or external agents and log applicant communications, while reporting tracks booked, attended, and applied rates by property and pipeline activity across properties. Those features make it more useful for coordinated letting work than for a landlord who only needs a basic calendar.

Key features

Booking and follow-up

Applicants book from shared slots, with availability syncing to Google or Outlook calendars. Automated reminders are described for 24 hours and two hours before a viewing, with confirmations by email and SMS. That combination addresses common scheduling and attendance friction without requiring staff to handle every confirmation manually.

Feedback, outcomes, and reporting

After a viewing, teams can capture structured feedback and mark outcomes such as attended, no-show, applied, or declined. Per-property rates and cross-property pipeline activity help managers follow conversion and compare progress. Basic limits standard reports to five per month, however, so teams relying on recurring reporting may need a paid plan.

Coordination and security

Assignments to team members or external agents, plus a logged applicant communication timeline, support shared responsibility for follow-up. Latch says viewing data is encrypted at rest and in transit, with role-based access, consent-aware communication history, and an audit trail. Advanced AI agent Matt is not included on Basic; it is included on Pro and Enterprise.

Pricing

Basic is free forever: it includes three leases, 20 documents, five standard reports per month, and one user, with no access to Matt. That is a practical starting point for a solo landlord with a small portfolio, but the single-user cap and limited reports make it a poor fit for a team.

Pro costs £20 per month and includes eight leases, 1,000 documents, up to two users, and more than 100 standard reports per month. Extra leases cost £1 each. It suits a small letting operation that needs more reporting and shared access, though the two-user ceiling can constrain growing teams.

Enterprise costs £40 per month, with 50 leases, £1 per extra lease, unlimited documents and reports, and up to five users. It is the clearer fit for a larger team needing higher portfolio and reporting capacity, but five users may still be restrictive for bigger operations. Commercial has custom pricing per client, custom lease allocation, up to 50 users, and multi-entity portfolios, making it the plan for larger or more complex organizations.

Latch offers a 30-day trial. Bank reconciliation is coming soon on Pro, Enterprise, and Commercial; it is not a current reason to choose one of those plans.

Platforms

Latch is available on the web. Its App Store and Google Play offerings are coming soon, so teams that need a mobile app today should consider another option.

Who it's for

Latch is aimed at landlords and letting teams seeking to reduce no-shows and speed up applicant follow-up. It makes most sense when several people coordinate viewings or when managers need to track outcomes across properties. A solo landlord may find Basic adequate; teams needing more than two users should look at Enterprise or Commercial rather than assume Pro will scale with them.

Pros and cons

Pros: Shared booking, real-time calendar availability, and timed reminders keep core appointment steps together.
Pros: Structured feedback, outcome tracking, and property-level rates help teams follow the path from viewing to application.
Pros: The free Basic plan provides a no-cost entry point for one user managing up to three leases.
Cons: Basic's one-user and five-report monthly caps limit its usefulness for coordinated teams or regular reporting.
Cons: Pro allows only two users, while Enterprise allows five; larger teams need custom-priced Commercial.
Cons: Mobile apps are not yet available, which is a drawback for staff who need app-based access while on the move.

Alternatives

For a broader shortlist, see Rental Property Showing Software.

Frontdesk Self-Guided Tours may suit operators who want Android, iOS, web, and API platforms; its Business-in-a-Box plan starts at $99.00 USD per month, with a lower annual rate and monthly usage allowances.
RentalProPlus Rental Showing Scheduler is a web-based, free-to-landlords alternative with bonus credits.
SmartRent Smart Access may fit projects needing access control with a project-specific quote and itemized proposal.
EliseAI AI-Guided Tours is a paid web-based alternative.
Pynwheel Tour may suit teams seeking a self-guided touring mobile app that includes a website map and tour scheduler.
iApartments Self-Guided Tours is a paid Android, iOS, and web alternative with no free plan.
Rently Smart Leasing may suit operators who prefer pay-per-listing pricing: Basic Leasing costs $28.00 USD per month per listing credit, with annual credits also available.

Verdict

Latch is a sensible choice for landlords and letting teams that want booking, reminders, feedback, and property-level outcomes in one focused web workflow. Its strongest reason to choose it is the connection between appointment coordination and follow-up; its strongest reason to look elsewhere is the tight user capacity on lower plans, compounded by the lack of mobile apps. Choose Basic for a small solo portfolio, Pro or Enterprise for teams whose user limits fit, and Commercial for larger multi-entity operations.
