Overview

ComplyLet is a compliance and records service for self-managing landlords in England. It is best suited to buy-to-let, HMO and small-portfolio owners who want compliance dates and property paperwork in one place. Its strongest case is focused compliance coverage at no charge during early access; landlords needing rent collection or accounting will need another tool.

Users can create an account by email, add properties, and upload certificates or request support. ComplyLet also connects landlords with mortgage, bridging-finance and insurance partners, and says it charges no fee for mortgage introductions.

Key features

Compliance tracking and services

ComplyLet tracks Gas Safety Certificates, EICR, EPC, smoke and CO alarms, How to Rent guides, and deposit protection. Certificate tracking and expiry alerts, alongside email reminders for compliance, mortgage and landlord-insurance renewals, help keep several recurring deadlines visible. Landlords can request gas safety certificates, EICR, PAT testing, EPC assessments, Legionella risk assessments and fire risk assessments through the service. That mix is useful for owners who want to coordinate obligations and service requests, but it is not a substitute for a broader tenancy-management system.

Property records and partner introductions

Encrypted storage covers compliance certificates, tenancy paperwork, inspection records, mortgage offers and insurance policies. Keeping these records alongside reminders should help landlords maintain a property-level record set rather than searching across separate locations. The finance and insurance introductions extend the service beyond recordkeeping: insurance partners cover landlord-related buildings, rent protection, liability and life insurance. These are introductions, not a reason to assume the platform itself provides those policies or finance.

Pricing

Early access: Free. The plan includes unlimited properties and documents, full Renters' Rights compliance tracking, email reminders, mortgage and insurance tracking, and access to compliance services. That unlimited allowance makes the free tier suitable for landlords with more than a handful of properties, without a per-property cap to weigh against growth.

Continued free use requires sharing ComplyLet on two social media channels and adding at least one property. The platform is described as free during early access, with pricing potentially introduced later with advance notice. The current price is therefore attractive, but landlords should account for both the participation conditions and the possibility of future charges.

Platforms

ComplyLet is available on web and iOS. That gives users a browser option as well as mobile access, while the stated platform coverage does not include Android.

Who it's for

The intended audience is self-managing buy-to-let, HMO and small-portfolio landlords in England. It fits owners whose main need is tracking compliance, retaining property documents and getting renewal reminders, with optional routes to compliance services and partner introductions.

It is not designed for letting agents or large housing organisations. It also omits accounting, rent collection, bank feeds and agent-only features, so landlords who need operational or financial management in the same product should look elsewhere or pair it with another system.

Pros and cons

Pros

Tracks a broad set of landlord obligations, including certificates, alarms, tenancy guidance and deposit protection, rather than certificates alone.
Unlimited properties and documents on the early-access plan avoid stated portfolio and storage caps.
Encrypted storage and reminders bring property records and renewal dates together, including mortgage and insurance renewals.
Access to compliance-service requests and mortgage or insurance introductions makes the platform useful beyond deadline tracking.

Cons

Keeping the free plan requires sharing on two social media channels and adding at least one property.
Free access is an early-access offer, and pricing may be introduced later with advance notice.
No accounting, rent collection or bank feeds means landlords cannot use it as a complete property-management or financial hub.
Its focus on self-managing landlords in England makes it a poor fit for letting agents and large housing organisations.

Alternatives

Choose Property Inspect if paid software with a free trial, Android and API support, and an explicitly priced single-user plan with 100 properties and branded reports better suits your inspection workflow.

CloudSafe is a paid, web-based alternative with a free trial.

Choose Lettable if a paid monthly plan with stated property caps and daily AI-assistant query allowances better matches your needs.

BCompliant is a paid, web-based alternative.

Verdict

ComplyLet is a sensible fit for self-managing landlords in England who want a focused place for compliance records, deadlines and service requests without an upfront fee. Its broad tracking and unlimited early-access allowances are compelling, but the social-sharing condition and uncertain future pricing temper that appeal. Choose it for compliance coordination; look elsewhere if rent collection, accounting or agent-focused workflows are essential.
