Overview

Hadeda brings property administration and resident billing into a manager portal and a resident app. Managers can manage tenants, meters, tariffs, bills and payments across a property. Residents can check meter data, receive a statement combining rent and utilities, and pay in the app. Submetering supports billing by unit, including in commercial properties.

Hadeda Pay (Pty) Ltd was founded in 2018 and is based in Tamboerskloof, Cape Town. Water metering and postpaid billing are live. Prepaid billing and electricity and gas metering are still rolling out, which makes the platform a more straightforward fit for water-focused properties than for operators seeking a complete multi-utility system today.

Key features

Resident billing and collections

Postpaid bills are due monthly on the 1st, and residents can pay online through the app. A combined rent-and-utilities statement gives residents one place to review those charges, while managers can administer bills and payments in the portal. This is a useful arrangement for operators seeking a coordinated billing process, though it does not yet deliver prepaid billing.

Metering and leak alerts

Hadeda supports ultrasonic, smart-mechanical and electromagnetic meters for domestic, zonal and bulk use. Its current fleet includes Kamstrup and Axioma ultrasonic meters. That breadth can accommodate varied property layouts, but the benefit depends on suitable meters and connectivity at the site. Hadeda supports Sigfox, LoRaWAN and fixed-radio deployments, as well as third-party API integration with property systems.

The platform checks meter readings for leak patterns and can send alerts; remote shutoff is possible when smart valves are installed. Residents can also receive bill-increase warnings and unusual-usage flags, and view charts spanning hourly through yearly usage. These tools can help surface problems earlier, but remote shutoff is conditional on having the required valves.

Reports and service considerations

Monthly reports bring together readings, usage, charges, meter health and bulk-versus-unit totals, with Excel and CSV export. That gives managers material for operational review and further analysis without limiting them to an in-app view.

Meter transmissions, connectivity and third-party systems can be interrupted, delaying or correcting readings. Managers should account for that possibility in billing operations. Hadeda uses Firebase Authentication and Google Cloud, says its privacy practices align with POPIA, and may store data outside South Africa. Users can request access to, correction of or deletion of personal information by email.

Email support replies within one business day. Phone and WhatsApp support operates Monday to Friday, 08:00–17:00 SAST, a defined window that suits routine business-hour queries better than urgent after-hours escalation.

Pricing

Hadeda is paid software with custom pricing. There is no published plan breakdown to compare, so property managers will need a quote to judge the cost against their unit count, meter setup and billing needs.

Platforms

Hadeda is available on Android, iOS and the web. The apps serve residents, while the web portal gives managers a property-wide view of tenants, meters, tariffs, bills and payments.

Who it's for

Hadeda is aimed at South African estates, body corporates, property managers, owners and municipalities managing buildings or communities with many units. It is a stronger match for teams that need submetered water billing and resident collections than for those whose immediate requirement is live electricity, gas or prepaid metering.

Pros and cons

Pros: Combines submetering, resident statements and online collections, reducing the need to separate those steps across workflows.
Pros: Supports several meter types and radio options, with reporting exports and third-party API integration for broader property operations.
Pros: Leak alerts and usage warnings can flag unusual patterns; smart valves can enable remote shutoff.
Cons: Electricity and gas metering and prepaid billing remain in rollout, limiting its present appeal for multi-utility or prepaid requirements.
Cons: Custom pricing requires a sales conversation before operators can assess budget fit.
Cons: Reading delays or corrections can follow connectivity or third-party interruptions, and support phone hours are limited to weekdays.

Alternatives

Property Management Utility Billing Software is a useful starting point for comparing tools in this category. Consider Chirp Utilities if a free entry point matters: its Core platform is free for unlimited properties and team members, with the first 10 units per module free. Ayillo Tenant Screening may suit teams seeking tenant-screening software instead; its Core workspace costs 49.00 USD per month, billed monthly per workspace, and includes the first 5 units.

MyVoltage Utility Management Platform is another paid option to consider. Utility Ranger offers per-unit pricing and a 60-day free trial: its Cadet plan is 2.00 USD per month per unit for one utility bill, while Commander is 3.00 USD per month per unit. Utilmate is worth comparing for teams that want a web-based option with custom pricing and a maximum of five users on its Starter plan.

MRI Property Management X is a paid web, API and Windows option with custom pricing. Genea Submeter Billing is another paid option, with custom pricing and no setup fees. RealPage Resident Billing is also a paid, web-based alternative.

Verdict

Choose Hadeda if you manage a South African multi-unit property and want water submetering, resident statements and online collections in one system. Its meter coverage, leak alerts and reporting add useful operational depth. Look elsewhere if you need prepaid billing or live electricity and gas metering now, or if you need to confirm affordability before engaging with a vendor.
