Overview

Room-by-room checklists let inspectors capture photos, video, notes and maintenance tasks as they assess a property. The offline-first, phone-native approach suits inspections in places with unreliable connectivity. Reports and photos, as well as raw inspection data, can be exported, giving teams a way to retain or move their records.

myInspections works on Android, iOS and the web. The company says it uses SSL encryption and physical, electronic and managerial safeguards for personal information. It also says a real person reads and responds to messages sent to its support email.

Key features

Evidence capture and annotation

Full-resolution photos, video, notes and maintenance to-dos can be recorded alongside room condition checks. Inspectors can circle damage, draw arrows and mark directly on photos, with annotations appearing in the report. This gives teams a more pointed visual record of issues than unmarked images alone.

Signatures and reports

Reports can be signed on the device, or through a secure browser link that does not require recipients to install the app or create an account. Completed inspections produce shareable digital reports and PDF exports with cover pages, room summaries and photos. That makes the workflow useful when tenants, owners or other parties need to review a finished inspection without joining the software.

Scheduling and team coordination

Users can set inspection frequency by property and receive due-date reminders. Team features add property assignment, recurring schedules, a portfolio dashboard and separate inspector, teammate and admin access levels. These tools suit recurring portfolios and multi-person teams; a solo landlord may have little need for the broader coordination features.

Storage, integrations and support

Free accounts retain cloud data for 12 months, while paid plans include unlimited storage. The Android listing says the app integrates with myRent.co.nz and other property-management platforms. The company describes its support as direct replies from a real person, a useful option for teams that prefer a human response to a support request.

Pricing

The pricing model is freemium, with a 14-day trial and paid plans starting at 8.00 USD per month. The paid plans all include unlimited inspections and properties, templates, branded reports and free assisted setup; the practical differences are seats and price.

Free: billed $0 / month, with 8 inspections a year, unlimited properties, 1 seat and 12 months of storage. It is a reasonable way for a light or occasional user to try the workflow, but the annual quota is a clear constraint for regular inspections.
Landlord: 8.00 USD per month, with unlimited inspections and properties and 1 seat. This is the natural upgrade for a solo landlord who outgrows the free quota and wants unlimited storage.
Manager: 25.00 USD per month, with unlimited inspections and properties and 3 seats. It adds room for a small team without imposing a per-inspection cap.
Team: 50.00 USD per month, with unlimited inspections and properties and unlimited seats. It fits larger inspection groups that need broad access while keeping the same core plan inclusions.

The free plan’s one-seat limit and 12-month storage window are meaningful trade-offs for ongoing or shared work. Paid tiers remove the inspection and storage constraints, while the jump from Landlord to Manager or Team chiefly buys more seats.

Platforms

myInspections is available on Android, iOS and the web. Its offline mode and phone-native design are practical for on-site work; web access adds another way to use the service beyond a mobile device.

Who it's for

The core audience is landlords, property managers and building inspectors, but the product is also used by social housing providers, cleaners and other inspection teams. It is a strong fit for people who need repeatable property checks, annotated evidence and signed reports. It is less compelling for users who need only a small number of inspections each year or do not need a property-specific workflow.

Pros and cons

Pro: Photos, video, notes and maintenance tasks sit alongside room-by-room checks, keeping evidence tied to the inspection record.
Pro: Photo markup appears in reports, helping teams identify damage visually.
Pro: Browser-based signing avoids requiring recipients to install an app or create an account.
Pro: Paid plans remove inspection limits and include unlimited storage, with seat tiers for solo users through larger teams.
Con: The free plan allows only 8 inspections a year, so it is a poor fit for routine portfolio work.
Con: Free storage lasts 12 months, and the free plan has only 1 seat, which limits its usefulness for long-term team records.

Alternatives

Choose Safesite if you want a freemium option on Android, iOS and web with unlimited members and guests on its free plan; its free reporting is restricted to the last 30 days.

SafetyCulture (now Mitti) may suit teams looking for a broader inspection and operations toolkit: its free plan includes up to 10 seats, 300 AI credits per seat each month, five active inspection templates, and basic analytics, training, tasks and issue reporting.

DuloProof is another freemium option, available on the web.

ComplyFlow offers free contractor company registration and a 35.00 AUD per year contractor worker licence, making it a relevant alternative when contractor registration and worker licensing are the priority.

Survtapp has a free plan for up to 3 users, 100 responses a month, 5 MB storage, 2 kiosk devices and 3 forms, with 120-day data retention; consider it if those form and response limits suit your workflow.

Auditus is a paid alternative with a 12.99 GBP per month Premium plan that includes 1,500 audits or inspections a year, 10 templates and PDF report export.

Fluix has paid Crews and Operations plans for 5+ and 15+ users respectively, so it may fit teams evaluating a workflow tool around those group sizes.

Bindy is a paid checklist-software option with a Starter plan at 129.00 USD per month, unlimited users and 10 inspections a month; its stated SSO and API support may matter to organizations with those requirements.

Verdict

myInspections is a sound choice for landlords, property managers and inspection teams that need offline-capable evidence capture, flexible signing and polished report exports in one property-focused workflow. Its paid plans make recurring work practical through unlimited inspections and storage, while the free plan is best treated as a limited starting point. Look elsewhere if the eight-inspection free allowance is too small, or if a general-purpose checklist or contractor platform better matches the job.
