Overview

The platform brings dues and accounting together with homeowner questions, requests, violations, vendors, and meetings. That range can reduce the need to split routine work across separate tools; it is less compelling for a board that only needs bookkeeping or resident messaging.

Key features

Accounting and payments

SMPLR HOA includes assessment billing, owner ledgers, a general ledger, invoicing, bank reconciliation, budgets, reserve tracking, vendor payments, and financial statements. Owners can pay by ACH, card, Apple Pay, Google Pay, or paper check through a lockbox. Boards get collection and financial oversight in the same system, while owners retain a paper-payment option.

QuickBooks sync is described as nightly on the homepage and daily two-way on the platform page. The cadence descriptions differ, so boards that rely on a particular sync schedule should confirm the arrangement before making the switch.

Communications and AI

The shared inbox brings email, SMS, phone, and USPS mail into one communications workflow. That is useful for boards managing resident contact across several channels, though teams should account for the named email and messaging providers, Resend and Twilio.

Milo can draft meeting minutes and resident replies, flag overdue dues, handle routine questions, and escalate messages needing board attention. These are practical ways to reduce repetitive work without removing board oversight from escalated issues. SMPLR says community data is not used to train underlying models and that frontier-model API calls use zero-retention terms.

Meetings and security

Built-in video meetings support up to 200 people and include attendance, quorum, motion, and vote tracking, with AI-drafted minutes. That makes the meeting tools useful for associations that want voting records and minutes in the same workflow as resident management.

Data is encrypted in transit and at rest, and card processing uses Stripe. SOC 2 Type II is in progress, not complete, which may matter to organizations with formal security requirements.

Pricing

Community

Community costs 25.00 USD per month, billed annually, at a 25-home minimum; monthly billing is $32/month. The per-home rate slides from $1.00 to $0.50 as community size grows, and the plan includes unlimited homeowners and accounts. This is the relevant option for a single association, but the minimum can make it a poor fit for smaller communities. SMPLR offers a 30-day trial and a free plan; the Community plan lists email and chat support. White-glove migration is included with no setup fee.

An optional custom domain and Milo phone number cost $25/year each. Postage and payment processing costs are additional considerations. Annual billing lowers the stated monthly price, but ties the customer to an annual term.

Multi-Portfolio

Multi-Portfolio has custom pricing and is intended for management companies. It adds a portfolio dashboard, client billing and back-office accounting tools, white-label resident portals and websites, a dedicated implementation manager, phone support, and a named customer success manager. Those operational and client-facing tools make it a more natural fit than Community for firms managing multiple associations.

Platforms

SMPLR HOA is available on Android, iOS, and the web, giving boards and residents mobile and browser access.

Who it's for

Self-managed boards that want financial controls, resident communications, and meeting administration together are the clearest fit. Community association management companies should consider Multi-Portfolio for its portfolio and client-billing capabilities. Smaller associations below the 25-home minimum, or buyers seeking a narrow standalone tool, should look elsewhere.

Pros and cons

Pro: Accounting, payments, resident communications, vendors, and meetings share one platform, reducing tool fragmentation for boards.
Pro: Milo handles routine drafting and overdue-dues flags while escalating messages that need board attention.
Pro: Unlimited homeowners and accounts on Community avoid per-seat limits as a community grows.
Con: Community requires a 25-home minimum, excluding smaller associations.
Con: The lower Community price requires annual billing; monthly billing costs $32/month.
Con: SOC 2 Type II is still in progress, which may not satisfy organizations requiring completed certification.

Alternatives

Neighborhood.online is worth considering when a free web-based option is the priority; its Free plan is supported by ads and uses a Neighborhood.online-domain marketing website.
HOA Simplify may suit associations seeking a plan for up to 50 units; its Community plan is 79.00 USD per month, while Basics covers 25 units at custom pricing.
Village is an alternative for buyers who want a free web-based plan with every feature and no seat limits.
CINC is another paid option with Android, iOS, API, and web platforms.
HOA-I is a paid alternative with a free trial and Android, iOS, and web access; its Small HOA plan costs 110.00 USD per month.
Perfect HOA is a paid alternative with a free trial and a 0-25 units plan at 49.00 USD per month, billed yearly.
TownSq may fit communities looking for a stated 30-day trial and a Pro plan for up to 300 units and one community at 90.00 USD per month.
FRONTSTEPS is another paid option with Android, iOS, and web access.

Verdict

SMPLR HOA is a strong choice for self-managed boards and management companies that want accounting, resident contact, payments, and meetings in a unified system, with useful AI support for repetitive tasks. Its principal drawbacks are the 25-home Community minimum, the higher monthly-billing rate, and SOC 2 Type II still being in progress. Smaller associations or organizations requiring completed SOC 2 certification should look elsewhere.
