Overview

Uplisting is property-management software for short-term rental hosts coordinating reservations and stay operations across several properties. It is best suited to small and growing portfolios that want guest messaging and operational tools alongside channel management. Its breadth is useful, but property caps and monthly minimums make plan choice important.

Made by Sheffield-based Uplisting, founded in 2016, the service connects calendars, bookings and guest communication. A 14-day trial requires no card and can be cancelled anytime; there is no free plan despite the freemium pricing label.

Key features

Channels and direct bookings

Independent Host connects Airbnb, Booking.com and Vrbo and includes a basic direct booking site. Operator and Manager add Google Vacation Rentals, while Manager upgrades the site to Plus. The lower tier covers the three named channels, but operators who need Google Vacation Rentals must move up.

Guest communication and operations

A unified inbox, automated guest messaging and SMS help consolidate guest contact. The broader feature set includes guest reviews, security deposits, AI messaging, an Airbnb auto responder, cleaning scheduling, identity verification and rental-agreement e-signing. Independent Host allows 100 AI actions a month; Manager includes an unlimited AI Suite, a notable difference for teams expecting frequent AI-assisted work.

Integrations and access

All three subscription plans include full REST API and MCP server access. The integrations directory includes Stripe, Zapier, PriceLabs, Wheelhouse, Beyond and smart-lock services such as TTLock, Nuki, Yale and August. That combination gives operators several routes to connect payments, pricing and access workflows. Uplisting also offers mobile apps for iOS and Android, alongside web and API platforms.

Pricing

Pay As You Go costs £0.00 per free, billed monthly, for portfolios up to 10 properties. It charges 3% commission per booking for 1–4 properties and 1.5% per booking for 5–10, so it avoids a subscription but takes a share of each booking. Independent Host costs £40.00 per month, billed £40/month for 5 properties; it charges £40 per listing or £72 flat, whichever is higher, and is capped at four properties. It includes the three core channels, unified inbox and automated messaging, a basic direct booking site, 100 AI actions monthly and API/MCP access. The four-property limit and pricing floor matter more than the headline starting price for smaller operators.

Operator costs £90.00 per month, billed £90/month for 5 properties, at £16 per listing with a £90 monthly floor; 41 properties receive custom pricing. It includes everything in Independent Host, plus smart-lock integration, Uplisting Protect, Google Vacation Rentals and priority support with a one-hour response. This is the practical step up for portfolios needing those channels or features, though the monthly floor may outweigh per-listing pricing at low property counts.

Manager costs £208.00 per month, billed £208/month for 5 properties, at £13 per listing with a £208 monthly floor; 41 properties receive custom pricing. It adds unlimited AI Suite, client management, owner statements, a Plus direct booking site, advanced reporting and workflows, and phone support with a 45-minute response. It suits managers who need owner-facing administration and deeper workflows; smaller hosts may pay for capabilities they do not need. All plans include free one-to-one onboarding, and the trial runs 14 days without a card.

Platforms

Uplisting is available on web, iOS and Android, with API access also supported. Mobile apps are offered through the Apple App Store and Google Play Store.

Who it's for

Uplisting is a sensible fit for short-term rental operators who want channel management, messaging and stay operations in one service, especially those scaling beyond a single listing or integrating other tools. Independent Host is constrained to four properties; Pay As You Go reaches ten but adds booking commission. Larger or professionally managed portfolios can consider Operator or Manager, while weighing their monthly floors against the extra capabilities.

Pros and cons

Broad operational coverage: messaging, cleaning scheduling, guest verification, deposits and e-signing address tasks beyond calendar coordination.
API and MCP access across subscriptions: integration access is not reserved for the top tier.
Useful low-commitment entry: Pay As You Go has no subscription charge, but its per-booking commission can become a material trade-off.
Meaningful plan thresholds: Independent Host stops at four properties, while Operator and Manager have £90 and £208 monthly floors respectively.
AI allowance varies sharply: Independent Host has 100 actions monthly, whereas unlimited AI is reserved for Manager.

Alternatives

For a broader shortlist, compare Short-Term Rental Management Software, Vacation Rental Channel Manager Software and Property Management Software.

Tokeet is worth considering for a free plan or its AdvanceCM tier at $14.99 per month, which includes 50+ channel connections, automated messaging, dynamic rates and payments. Hospitable may suit readers prioritizing a free plan: Essentials is $0.00 per free and allows unlimited active properties. iGMS offers a per-booked-night FLEX plan at $1.00 per month, with a $20 per-property monthly minimum, no booking fee and no charge for cancelled reservations. Zeevou has a free Core Plan and supports web, mobile and API platforms. Booking Automation, Icnea, Hostex and Lodgix are also alternatives to consider.

Verdict

Choose Uplisting if you manage a short-term rental portfolio and want guest communication, channel management, operational features and API access together. Its strongest case is the range of tools across core subscription plans; the main reasons to look elsewhere are the four-property Independent Host cap, booking commissions on Pay As You Go, and the higher tiers’ monthly floors.
